Court Hearing & Judgment

We represent your interests through trial. Once judgment is entered, we immediately request the Writ of Possession.

Sheriff Lockout

The Sheriff posts a 5-day notice, then executes the lockout. You regain full possession of your property.

What Affects Your Timeline

Every eviction is different. Several factors can shorten or lengthen the 90–120 day estimate:

  • Notice type — a 3-Day Notice moves faster than a 60- or 90-Day Notice.
  • Whether the tenant contests — an uncontested default judgment is far quicker than a contested trial.
  • Court schedules — caseloads vary by county and courthouse.
  • Service of process — if a tenant is evading service, additional steps may be required.
  • Sheriff availability — the final lockout depends on the Sheriff department's schedule.
